Qualify Potential Buyers
Many buyers are hesitant to share their financial information with “for sale by owner” sellers and would rather work with agents and lenders instead. It’s important for you to do the work to qualify your potential buyers to make sure there won’t be any issues with financing. Be diligent and open with buyers in order to get the right information from them to make sure they are creditworthy. The last thing you want is a financial issue at the last minute that costs the sale.
Set the Emotions Aside
Put your emotions away; otherwise, you could sacrifice money or the entire sale. Keep in mind it was your idea to sell your home, and now that you are doing it on your own, it’s up to you entirely. The buyer wants to see themselves in the home, so let them see it without clogging the process up with your past memories. You will risk losing money by being too emotional about the sale and make yourself seem like you aren’t quite ready to sell your home.
Showings Sell Homes
Attend a few open houses in your area to find out what things work and what things don’t when it comes to staging and showing a home. Remember that simply because you’ve showed your home to many different people during parties and events does not mean you are qualified to show your home to a potential buyer. All buyers are different and expect different things when they attend a showing. Some will want to be led room to room while asking questions, others will want to walk the home alone and ask questions at the end; be open to both options. Let them know that you are willing to answer any questions they may have. Open communication from the start is key.
Research Marketing Techniques
Agents are able to use a multitude of services to get a listing out to the public, such as the Multiple Listing Service (MLS), but going the route of For Sale by Owner gives you many options beyond a For Sale sign in the yard too. You can use websites, open houses, door knocking, mailers, and fliers to get your home’s listing in front of as many people as possible. Do your research and find out which marketing strategies work best in your area.
Be Willing to Work with Buyers Agents
Just because you’ve decided not to work with an agent to sell your home doesn’t mean you don’t have to work with agents that are helping the buyers purchase it. Be willing to work with them and be ready to offer a commission that makes them want to help your home sell. Do your research into what the sale entails and know what the paperwork will look like along with the process; this will cut down on the time spent completing the sale.
Understand that before you decide to sell without the help of an agent a lot goes into the process and there are a number of decisions and commitments that you’ll be required to make. It’s a hard job to sell a home on your own but if you do your research and prepare for what is ahead, you are more likely to be successful. If you don’t feel you can handle all that comes with a “for sale by owner” undertaking then consider hiring an agent or holding off on selling the home. Just remember to take your time to decide what is best for you and to know what selling your home involves with or without an agent.
